The Q2 2026 real estate market report provides a detailed look at home prices, sales activity, available inventory and market timing across Scottsdale, Paradise Valley and the Greater Phoenix area.
Across the Valley, the median sales price reached $480,000 during the second quarter of 2026. That was 1% higher than Q2 2025. Closed sales also increased by 2%, while available inventory finished the quarter 13% below the same period last year.
At the same time, the average home took 76 days to sell, an increase of 6% from Q2 2025. Together, these figures show a market that continues to produce sales but requires buyers and sellers to pay close attention to property condition, location, pricing and the activity within each individual community.
Greater Phoenix Market Snapshot
The report covers single-family homes and condominiums throughout the Valley.
- Median sales price: $480,000
- Average days on market: 76 days
- Closed sales: 17,618
- Available inventory: Approximately 16,100 homes
Compared with Q2 2025, the Valley recorded slightly higher prices and more completed sales despite having fewer homes available for purchase.
The median sales price has also remained relatively stable over the past several years. It was $500,000 in Q2 2022, declined to $465,000 in Q2 2023 and returned to $480,000 in both Q2 2024 and Q2 2026.
This broader stability does not mean that every community, price range or property type is moving in the same direction. Local conditions remain especially important when evaluating a purchase or preparing a home for sale.
Luxury Home Sales Showed Stronger Growth
One of the most notable findings from the Q2 report was the increase in higher-priced home sales.
Sales between $1 million and $2 million increased 15% compared with Q2 2025. Sales above $2 million increased 21%.
By comparison, sales below $500,000 declined by 1%, while sales between $500,000 and $1 million increased by 3%.
This does not necessarily mean that every luxury property is selling quickly. It does show that buyers remained active in the upper portions of the market during the quarter. In luxury markets, pricing, presentation, location and the uniqueness of the property can still create substantial differences in market time.
Scottsdale Real Estate Market in Q2 2026
Scottsdale continued to perform well above the Valley-wide median price during the second quarter.
The Scottsdale market recorded:
- Median sales price: $1.28 million
- Average days on market: 87 days
- Closed sales: 1,142
- Available inventory: 1,002 homes
Scottsdale’s median price was more than twice the overall Valley median. Homes also took longer to sell than the Valley-wide average of 76 days.
For sellers, this reinforces the importance of entering the market with a pricing and presentation strategy based on recent comparable properties rather than broad regional headlines.
For buyers, the number of completed sales indicates that meaningful activity continues across Scottsdale. Opportunities and negotiating conditions can vary significantly between Old Town Scottsdale, central Scottsdale, North Scottsdale and individual luxury communities.
Paradise Valley Real Estate Market in Q2 2026
Paradise Valley remained one of the highest-priced communities included in the report.
The Paradise Valley market recorded:
- Median sales price: $4.2 million
- Average days on market: 125 days
- Closed sales: 75
- Available inventory: 121 homes
With fewer transactions and highly distinctive properties, individual sales can have a larger effect on Paradise Valley’s quarterly statistics. The longer average market time is also not unusual for an area where homes frequently have higher prices, unique features and a smaller pool of potential buyers.
Buyers and sellers considering Paradise Valley should look beyond the community-wide median and review recent activity involving properties that are genuinely comparable in location, lot size, condition and amenities.
What the Q2 Numbers May Mean for Sellers
Lower Valley-wide inventory can be favorable for sellers, but the increase in average days on market shows that limited supply does not automatically guarantee a quick sale.
Buyers continue to compare available properties carefully. Homes that are well prepared, accurately priced and marketed to the right audience may be positioned more effectively than properties that enter the market based on an overly broad interpretation of current conditions.
Before listing, sellers should evaluate:
- Recent sales within the immediate neighborhood
- Competing homes currently available
- Property condition and presentation
- Price changes and expired listings
- Average market time within the relevant price range
- Features that distinguish the property from nearby alternatives
A Scottsdale or Paradise Valley home should be evaluated within its specific market segment rather than against the Greater Phoenix median alone.
What the Q2 Numbers May Mean for Buyers
The increase in average days on market may create opportunities for buyers, particularly when a property has been available longer than competing homes.
However, declining Valley-wide inventory and continued activity in the luxury segments mean that well-positioned properties can still attract attention. Buyers should be prepared to evaluate each opportunity based on recent neighborhood activity, comparable sales and the seller’s circumstances.
A longer market time does not always mean that a seller will accept a significantly lower offer. It can, however, create room to explore price, repairs, closing timelines and other terms depending on the property.
